PLACING A TENANT ONLY: SUTTON & SUTTON REALTY MAKES EVERY ATTEMPT TO MATCH A TENANT WITH A HOUSE. THE SUTTON & SUTTON REALTY, INC. BROKERAGE FEE FOR PLACING A TENANT IS 100% OF THE FIRST MONTH’S RENT.
- ADVERTISING: A “For Rent” sign will be placed in the yard (if appropriate). We will advertise the property in the Multiple Listing Service, Sutton & Sutton’s website, and the College Park Community Paper. We will also contact the other real estate companies in the area via fax or e-mail with a list of our current available rentals. We also list our vacant rentals on the following websites: craigslist.org, oodle.com, kijiji.com, lycos.com, wftv.com and olx.com.
- TENANT SCREENING: We do an extensive check of perspective tenants that includes checking credit reports, rental history, criminal records, evictions, employment history and emplyment verification.
- PREPARATION OF LEASE, CLEANING SPECIFICATIONS AND DEPOSIT AGREEMENT: An attorney prepares a lease for each property’s new tenants. The cost to the owner is $35. A cleaning specifiations sheet and security deposit agreement are also prepared and signed by each tenant to ensure clarity of the tenants’ obligations to maintain the property and under what circumstances the refundable portion of the deposit may be returned at the end of the lease.
- COLLECTION OF FIRST MONTH’S RENT AND SECURITY DEPOSITS
PLACING A TENANT AND MONTHLY MANAGEMENT: SUTTON & SUTTON REALTY OFFER FULL SERVICE PROPERTY MANAGEMENT. OUR LEASES ARE PREPAIRED BY A REAL ESTATE ATTORNEY. OUR FEE FOR PROPERTY MANAGEMENT IS 70% OF THE FIRST MONTH’S RENT AND 10% OF THE MONTHLY RENT (MINIMUM $75 PER MONTH). OUR FEE FOR RENEWING A LEASE FOR ANOTHER 12 MONTHS IS 25% OF ONE MONTH’S RENT.
In addition to the services listed above, Landlords requestion monthly management recieve the following:
- INSPECTION OF PROPERTY: Prior to rental marketing we personally inspect your property and recommend improvement we deem adviable to enhance your property’s value. After a tenant has vacated the property, we will inspect the property with the tenant. We will also make periodic inspections od the property as necessary.
- COLLECTION OF MONTHLY RENT PAYMENTS/DEPOSITS: In addition to the first month’s rent and deposits, rent payments are collected on the first of the month. Delivery of late notices - Rent payments are late on the 5th day of the month at midnight and a late fee is assessed. On the 6th day we use Ace Expeditors to deliver a notice requesting payment within 3 days. If the tenant is not at home, they will post the letter on the door of the property. An attorney must handle evictions. In the event we need to evict a tenant, we can recommend an attorney or we can use an attorney of your choice.
- PROPERTY OWNER ACCOUNT STATEMENTS: A statement and a check for the collected rent is forwarded to the owner on the 15th of each month, or the first business day thereafter, minus our management fee and any repairs needed during the month.
- MAINTENANCE, CLEANING AND REPAIRS: Sutton & Sutton Realty, Inc. will authorize repairs up to $200 without the owner’s approval. Any repair above $200 requires the owner’s approval. We have relationships with an extensive list of local vendors with excellent reputations and skills.
