If you are interested in a rental property listed by Sutton & Sutton and would like to submit an application, please download application, print, fill it out and submit in person at our office located at 1223 Edgewater Dr Orlando, FL 32804, along with the application fee. Once the form and fee are submitted, the Property Manager will contact you and process the application further. Please read the application for instructions regarding what information should be submitted along with the application
Our leases are prepared by an Attorney at Law to comply with Florida laws. If you are a successful leasing candidate, there is a one-time lease closing cost of $50 to cover our administrative costs and the cost of preparing your lease.
Once you have been notified of your approval, you must place a holding deposit (cashier’s check or money order), equal to one month’s rent within 24 hours of your approval notification. Once approved, If the applicant(s) is approved but fails to promptly enter into the lease agreement or fails to move in on or before the agreed upon date, the holding deposit will be retained by Sutton & Sutton Realty, Inc. as liquidated damages. The security deposit will only be refunded if the applicant cancels this application with written notice within 24 hours of approval. This application is preliminary only and does not obligate the owner or the owner’s agent to execute a lease or deliver possession of the proposed premises. No oral agreements have been made.
If applicant is not approved, the applicant will receive a notice in the mail within 30 days detailing the reasons and explaining the steps to receive copies of any pertinent information including credit reports. Sutton & Sutton cannot release any reports to the applicants.
